What is EMI?

EMI (Equated Monthly Installment) is the fixed amount you pay every month toward your home loan. Each EMI payment includes both principal repayment and interest charges. Over the loan tenure, the proportion of principal vs interest changes — early payments have more interest, while later payments pay down more principal.

The EMI Formula

The standard EMI calculation formula is:

EMI = [P × R × (1+R)^N] / [(1+R)^N - 1]

Where:

  • P = Principal loan amount
  • R = Monthly interest rate (annual rate ÷ 12 ÷ 100)
  • N = Total number of monthly installments (years × 12)

Example Calculation

For a loan of ₹25,00,000 at 8.5% annual interest for 20 years:

  • P = 25,00,000
  • R = 8.5 / 12 / 100 = 0.007083
  • N = 20 × 12 = 240

The monthly EMI comes to approximately ₹21,698, with total interest of about ₹27,07,520 over the full tenure.

  3. Loan tenure — Longer tenure reduces EMI but increases total interest paid
